MORTGAGE PROFESSIONALS CANADA RECOMMENDATIONS!

To most Members of Regina Eastview, Pat Dell is this delightful philosophical lady, who shares charming Thoughts for the Day, weasels money out of wonderful dedicated humanitarians. on what are often trumped up charges to which there is no recourse but to pay the fine and smile. Today we saw the personable side of this dedicated Mortgage Broker. Pat Dell's career as a Mortgage Broker spans two and one half decades of service to home buyers. Pat focuses on building relationships, knowing and understanding her clients needs, and working to assist her clients in achieving their desired result. She functions on the principle that people, whenever possible, should be able to own a home. Her joy comes from helping people bring about that outcome as, from a financial perspective, owning a home trumps renting a home.
Pat's comments today came about as a result of her trip to Ottawa last week, as an official of Mortgage Professionals Canada to talk with Members of Parliament (MPs) about specific recommendations their organization has in regard to policies related to home mortgages. Attention needs to be paid to regional uniqueness as the situation in Sasaktchewan can not and should not be compared a Toronto or Vancouver situation.
Speaker and Eastviewian Pat Dell
Using Power Point slides, Pat identified the areas which Mortgage Professionals Canada reviewed with selected MPs. These conversations were around "Stress Test Guidelines and Changes", which would make it easier for home buyers to access an acceptable and affordable mortgage at the time of purchase and in the foreseeable future. Their recommendations proposed would provide qualified first time homebuyers access to 30 year amortizations which are now set at 25 years. This 5 year shift would reduce monthly payments while making debt servicing easier.
Their further recommendation was to eliminate the need to requalify at the stress test guidelines for mortgage renewals.
The final recommendation being advanced was to change the stress test rate from the posted Bank of Canada rate (5.19%) and instead set it to .75% above the contract or payment rate. In the example Pat used for a $ 250,000 purchase, with a 5% down payment the monthly payments, under current policy would be $1,404.15 where the .75 above contract would be reduced $1,175.78 monthly - a significant reduction of $229.00 per month.
Pat concluded her presentation by opening the floor for questions. Here we learned of the challenging situations home owners face when the house they purchased 5 years ago is now worth 30% less.  It is through these turbulent waters that Mortgage Brokers weather storms with distressed clients. Thank you, Pat, for what you do to assist citizens to stay afloat.
In Memory of Honorary Member Art Foster
The Family of Rotary
Doug Mortin told us that Honorary Member and Past President of Regina Eastview, Art Foster, passed away on Saturday, February 22, 2020. Art and Beth provided Regina Eastview with quiet Presidential distinction in 2003-2004 under the Lend a Hand Rotary International theme. A dedicated Rotarian, Art would be the first person to volunteer for any hands-on project. We stood for a moment of silence remembering his contribution.
A celebration of Art's life will be held on Monday, March 2nd at Tubman Funeral Home, 1005 Boyle Street, Indian Head, beginning at 2 PM.

Philosopher's Corner

"You may think you are completely insignificant in this world. But someone drinks coffee from the favorite cup you gave them. Someone heard a song on the radio that reminded them of you. Someone read a book you recommended, and plunged headfirst into it. Someone smiled after a hard day's work, because they remembered the joke you told them today. Someone loves themselves a little bit more, because you gave them a compliment. Never think that you have no influence whatsoever. Your trace, which you leave behind with every good deed, cannot be erased."
